Ibiza for longer: Find your everyday life before choosing a home

Staying longer on Ibiza takes more than a beautiful holiday home. A search plan covering location, the purpose of the tenancy and your ongoing budget.

An address for a Tuesday

A holiday and a life on Ibiza follow different schedules. On holiday, a longer trip to breakfast may be welcome. In everyday life, shopping, work, school and appointments become recurring journeys. Start your search with an ordinary Tuesday: where do you need to be, what would you like to do on foot, and how much travel time fits into your day?

Rank the answers by priority. Someone seeking peace may consciously accept a longer shopping trip. Someone hoping to live without a car should check the actual routes and connections at a specific address. A place name alone does not answer that question.

Compare two locations using the same checklist

For example, compare a property in Santa Eulària with one around Santa Gertrudis. At each, check access, internet connectivity, space to work, storage and noise. Test the facilities that matter to you at the times you expect to use them. Descriptions such as “central” or “quiet” do not establish whether daily life there will suit you.

For working from home, investigate the actual connection: what is available at this address, who holds the contract and how would an outage be handled? A strong mobile signal during a viewing says little about a consistently reliable workspace.

“Long-term rental” does not automatically define the contract

Spain’s Urban Leases Act, the LAU, distinguishes in particular between residential tenancies meeting a permanent housing need and other uses, which may include seasonal letting. The actual purpose matters; a listing’s heading and a standard number of months are not enough to classify it. For ordinary residential tenancies, Article 20 places property management and contract formalisation costs on the landlord. Have the specific contractual arrangement checked before signing. Explain from your first enquiry whether you are moving your permanent home or coming for a specific, temporary purpose. This helps identify suitable options and avoids discovering different expectations just before signing.

The monthly budget beyond the rent

List separately: the rent, additional costs allocated under the contract, internet, transport and garden or pool maintenance. Record one-off payments and refundable security deposits separately. A deposit is not monthly consumption, but it ties up cash when you move in.

Ask for a clear breakdown of what the offer includes, and record condition and inventory at handover. A good long-term rental is not simply available. It suits the purpose of your stay, works for everyday life and remains affordable over the period you intend to live there.
