The second look: What a good property viewing really reveals

A terrace can win you over in five minutes. Whether a home fits everyday life often becomes clear only on a second visit.

The viewing starts before the garden gate

The first glance almost always goes to the sea. That is understandable: this light and sense of space are precisely what brought many people to the island. For a purchase decision, however, it is worth starting with a less spectacular route – from the parking space to the front door, imagining shopping bags, luggage or a sleeping child in your arms.

Is access comfortable? Where would a second car go? How does the street feel on foot? Observations like these can rarely be corrected later with a new kitchen. Write them down immediately, before the next view reshapes your memory.

The same house at a different time

Arrange a second viewing for a serious contender. A morning visit answers different questions from a late-afternoon one. Observe shade on the seating area, direct sunlight in the bedroom and noise with the windows open. The aim is not to simulate every season in an hour, but to identify unanswered questions.

Drive a route that really matters to you: to work, school or the shops. Treat your observation as a snapshot and test other times if necessary. One quick journey is not a reliable guarantee for the entire summer.

A floor plan tells only part of the story

Ask which area measurements appear in the listing. Usable floor area, built area and plot size answer different questions. Rooms that look generous in photographs may be awkward to furnish. Measure where your furniture or intended use depends on specific dimensions.

Ownership and encumbrances also need to be addressed during preparation. The Spanish Council of Notaries describes obtaining registry information before purchase as part of the notarial checks. A viewing does not replace those checks. Source: Consejo General del Notariado · Buying property.

Turn a good feeling into a decision you can assess

Use the same short record for each home: three things that work very well; three unanswered questions; the documents needed; and a realistic next step. Separate repairs that are immediately necessary from improvements you would like later. Where there is damp, cracking or unclear building services, a qualified person should investigate the cause rather than estimating a cost from appearance alone.

Compare your notes after the viewings. A home does not need to win in every category. What matters is whether its strengths suit your life and whether you understand the compromises that remain. That makes the second visit a decision-making appointment rather than a repeat of the initial excitement.
