Three years, four points of comparison
A reduced price in a listing can feel like a signal: perhaps now is the right moment. But a discount on one property tells a different story from the market as a whole. Anyone looking to buy on Mallorca or Ibiza in autumn 2026 should distinguish between the two. Our analysis compares September with September, rather than mixing a summer month with a winter month.
| Year | €/m² | Year-on-year change |
|---|---|---|
| 2023 | 4,225 | +12.8% |
| 2024 | 4,815 | +13.9% |
| 2025 | 5,374 | +11.6% |
| 2026 | 5,593 | +4.1% |
Source: idealista · Historical asking prices in the Balearic Islands. Between September 2023 and September 2026, the calculated increase is approximately 32.4%. The overall market has therefore not become cheaper. What has slowed is the annual rate of price growth. Between August and September 2026, the figure fell only from €5,595 to €5,593; idealista rounds this change to 0.0%.
Where prices have actually fallen
The regional report puts the asking price in Andratx at €8,641 per square metre in September 2026: 0.2% below a year earlier and 5.0% below its February 2026 peak. This is a specific local correction. It cannot be applied to the entire Balearic market or to every villa in Port d’Andratx. Source: idealista · Local price comparison, September 2026.
For buyers, this suggests a useful question: has the asking price already been adjusted to reflect comparable homes, or does it still reflect an earlier price level? A reduction may indicate a more realistic assessment by the seller. On its own, it proves neither a distressed sale nor good value.
An asking price is not a purchase price
The idealista series describes advertised residential properties. It is not a record of prices agreed before a notary, nor is it an index exclusively for villas. The mix of properties offered can also change. The Balearic Islands include other islands too; the regional figure does not reveal a separate trend for Mallorca or Ibiza.
The official INE House Price Index offers a different perspective on purchase prices: for Spain as a whole, it reports a year-on-year increase of 12.2% in the second quarter of 2026. This national index is neither a price per square metre nor a local valuation. It certainly does not support a claim of falling prices across the board. Financing belongs in the picture too
The ECB deposit facility rate stood at 4.0% in September 2023, fell to 2.0% by June 2025 and was raised to 2.5% in September 2026. Interest rates have therefore not moved only downwards. Nor is a central bank rate a personal mortgage offer. Source: ECB · History of key interest rates.
A sustainable purchase needs an up-to-date financing offer and enough liquidity for transaction costs and any works. A lower purchase price offers little help if the mortgage or essential renovation pushes monthly commitments beyond your limit.
When buying now may make sense
In our view, a search is particularly worthwhile when your housing needs, intended holding period and budget are already clear. Prepare an overall cost comparison for three similar homes: the negotiated price, individually calculated acquisition costs, necessary works and ongoing maintenance. Keep floor-area definitions and technical condition as comparable as possible.
An example, explicitly not a market statistic: a €1.9 million home requiring €200,000 of essential works ties up €2.1 million before acquisition costs. A move-in-ready property at €2 million could cost less overall. Whether it is actually the better fit depends on an assessment of the specific home.
The opportunity in autumn 2026 is therefore not a proven market-wide sell-off. It lies in recognising local corrections and buying a suitable home at understandable overall costs. Bellavista can help narrow the selection; independent technical and legal checks remain part of the decision.
