Living in Sol de Mallorca
Sol de Mallorca is a coastal residential area in Calvià, southwest Mallorca, with villas and apartments. The individual street and plot tell you more about a home than the area name alone.
Start with the plot and orientation
Compare which rooms and terraces actually have sea views. Visit outdoor spaces at different times and check overlooking from neighbouring plots. Ask to see the boundaries and which garden, access and parking spaces belong to the property.
Walk the route to your preferred cove. A home near the coast does not automatically have direct or step-free access to the water. Check gradients, steps and the return journey.
Compare new builds and existing homes
Ask the same questions of each home: which areas are internal and which are terraces? What is included in the price? What work remains before moving in? A rendering cannot replace a viewing or a detailed specification.
For an existing home, request maintenance records for the pool, roof, heating and cooling. For a project, ask for current construction progress, documented permissions and a written timetable. Have appropriate professionals review the documents.
Prepare your viewing
Share your budget, bedrooms, intended use and desired move-in date. For longer stays, test shopping and work routes from the actual address. Check internet, parking and arrangements for looking after the home while you are away.
Compare Cala Vinyes and Santa Ponsa using the same criteria. A suitable plot and a workable daily routine are more useful than general promises about quietness or journey times.
