The cove and its surroundings
Cala Vinyes lies on Mallorca’s southwest coast in Calvià. Its sandy beach, Mediterranean vegetation and coastal setting shape the area. When buying, distinguish proximity to the cove from the character of the individual residential street.
Test beach access in everyday use
Walk from the entrance to the beach and back. Check traffic, steps, slopes and the route with a pushchair or beach bag. A short distance on a map says little about how comfortable the daily walk will be.
Visit at the time you expect to use the terrace or bedroom. Ask about seasonal changes nearby and inspect windows, shading and privacy in person.
Villa, apartment or new-build project?
For a villa, compare usable garden space, pool, parking and maintenance. For an apartment, also review community fees, recent owners’ meeting minutes, special assessments and rules for shared facilities.
For a new build, request property-specific plans, included finishes and current construction progress. Ask whether an image shows the finished home, the building site or a rendering. A construction year alone does not establish a binding handover date.
Compare listings consistently
Record asking price, internal floor area, terraces, plot and planned additional work separately for each home. Review the documents and technical condition before a binding decision.
