Understand the hillside and the coast
Costa d’en Blanes is part of Calvià’s southwest coastal landscape, close to the Portals area. The residential hillside and the beach carrying the same name are different settings. Establish the exact address at the start of your search rather than assuming that a coastal name means a level walk to the water.
The nearby coast provides a useful point of comparison with Puerto Portals and Bendinat. Explore all three if you are deciding between a marina-oriented routine, a golf setting and a home above the shoreline. They can overlap geographically while offering quite different experiences from the front door.
How a villa works on a slope
A hillside plot needs to be understood in section as well as on a floor plan. Check where the entrance, main living room, pool and garden sit relative to one another. A home spread over several levels may give excellent separation for guests, but it can also mean repeated stairs throughout the day.
Look at retaining structures, drainage and access to service equipment with a technical adviser. For the lived experience, imagine carrying shopping inside, hosting dinner and supervising children outdoors. These small movements often reveal more than a broad square-metre figure.
Privacy, light and the view
Sea-facing terraces deserve time during a viewing. Check the outlook from inside the house, the amount of afternoon shade and which neighbouring terraces overlook the pool. A large view and a private garden do not always come together.
Ask to see the position of nearby plots and have any development assumptions checked through the appropriate planning records. Do not treat the present landscape as a guarantee that neighbouring land will remain unchanged. If future alterations to the villa are important, have their feasibility assessed before agreeing terms.
Planning a visit
Start from the coastal services you expect to use and drive the full route up to the house. Return after the viewing on foot only where it is practical and safe. Check turning space, parking for visitors and the arrangements for deliveries.
For year-round use, spend time discussing heating, insulation and ventilation as well as the pool and summer terraces. Compare the maintenance responsibilities with a property in a managed community. Costa d’en Blanes should be chosen for the way the individual home fits your routine, not simply for an address on a shortlist.
