Bendinat and its surroundings
Bendinat is a residential area of Calvià, between the coastal neighbourhoods southwest of Palma. The wooded valley around Real Golf de Bendinat and the small coves along the coast are useful reference points. Portals Nous, Illetes and Cas Català belong to the wider everyday landscape, but each has its own character.
Start a search here by distinguishing a house close to the coast from one further uphill or around the golf course. The same area name can cover different outlooks, road gradients and relationships with neighbouring homes. A sea view is only one part of the decision; the route home and the use of the garden matter just as much.
Choosing between a villa and an apartment
For a villa, compare how the main living rooms connect to the terrace and pool. Think about where you would sit in the morning, where you would eat in the evening and how much of the garden requires regular care. A well-positioned shaded terrace may be more useful than a larger exposed one.
An apartment can offer a different balance of space and maintenance. Examine the actual building, storage, parking and lift route, then ask about community charges and proposed works. Views shown from a shared terrace should not be confused with the outlook from the apartment itself.
Testing the location in everyday life
Put your regular destinations on a map before arranging viewings: work, a chosen school, the marina or a beach you expect to use. Drive those routes at realistic times rather than treating a general journey estimate as a guarantee. Walk the final approach too, particularly where the road rises away from the coast.
Golf nearby does not automatically include membership, playing rights or direct access. If these are important, confirm them independently. The same applies to any facilities described as shared or associated with a neighbouring hotel.
What to examine during a viewing
Spend time outside before moving through the interiors. Listen to the surroundings, look at neighbouring terraces and check the position of the pool in relation to the sun. Ask to see parking and service areas rather than leaving them to the end of a rushed visit.
