View the home for the season you will use it
A sunny terrace is only one part of a winter home. Plan the viewing around the rooms in which you will spend mornings and evenings. Climate averages can help you prepare for a trip; they cannot tell you how warm, dry or economical a particular house will be.
Ask for a demonstration of the heating and hot-water systems, including the bedrooms and bathrooms. Find out how they are controlled, which energy source they use and who services them. A photograph of an air-conditioning unit does not confirm that every room has effective heating.
Look at the building as well as the furniture
- Open cupboards and inspect window surrounds and external walls for visible staining or odours. Ask about previous leaks and completed repairs; a viewing is not a technical diagnosis.
- Check how windows close, whether bathrooms have ventilation and where laundry can dry. Ask how the owner expects the house to be ventilated and heated during occupation.
- Test internet where you will work and mobile reception indoors. Check lighting, the driveway and the route from parking to the door after dark.
Compare the complete monthly commitment
Request recent winter utility bills and note the occupancy and heating habits behind them. They are evidence of previous use, not a promise of your future consumption. Ask whether tariffs, standing charges, fuel deliveries or pool heating are included in the advertised rent.
Build a written comparison with separate lines for rent, utilities, internet, cleaning and garden or pool care. For each item, mark included, paid separately or still unconfirmed. Record any consumption cap, the price of an excess and the settlement procedure. Keep deposits and other lawful guarantees separate from recurring expenditure.
Confirm dates and the real purpose of the stay
A home advertised for the winter may not be available through the following summer. Get the start and end dates in writing, together with any agreed extension process. Explain whether the property will be your habitual home or a genuinely temporary base for a specific reason. The duration alone does not decide the legal regime.
Before signing, clarify repairs, notice, permitted occupants, pets and the handling of guarantees under the applicable agreement. Check essential local services for your actual dates. At arrival, record meter readings, existing defects and the emergency contact, and keep a signed inventory with your agreement.

Frequently asked questions
What should I check in a winter rental on Mallorca?
Check usable heating, hot water, ventilation, windows and signs of damp. Clarify which rooms are heated and how energy is billed. Ask for available consumption records and test the internet and intended workspace.
Are electricity and heating included in the rent?
That depends on the listing and contract. Ask about included allowances, consumption limits, meter readings and extra charges. Record the arrangement in writing and compare expected total monthly costs rather than advertised rent alone.
