The setting
Sóller and Port de Sóller are distinct places linked by the valley and the historic tram. The town’s streets and square offer an inland base; the port opens onto a sheltered bay. The surrounding Tramuntana landscape gives both a strong connection to walking and the outdoors.
A feel for daily life
Start by deciding which place fits your routine. A harbour view, a town apartment and a house among the surrounding slopes are different propositions. Visit the actual route between home, parking and the services you will use, and consider busy periods as well as quieter months.
When you view a home
Look at the orientation of the house and its outdoor areas across the day. For a traditional property, ask about maintenance, heating and any previous works. Allow time to experience both the town and the port before narrowing the search.
Town and port deserve separate visits
Give Sóller and Port de Sóller their own time during a viewing trip. The town offers a valley setting and streets to explore; the port is shaped by its waterfront. Think about where you would spend an ordinary morning and whether your priority is town life, the bay or a home outside either centre.
Do not assume that being between the two gives the advantages of both. Check the actual approach, parking and the route to daily services. A map shows distance but not the experience of moving around with luggage, children or shopping.
Light and the condition of the building
In a valley or hillside setting, ask how the house receives daylight beyond the month of your visit. Look at the main rooms, terraces and any outdoor dining area. Compare the view with practical shelter and shade so that outdoor space remains usable.
For a traditional house, request a technical review of the roof, drainage, walls and services. Discuss winter heating and ventilation. For an apartment, investigate community responsibilities and shared maintenance as carefully as the private interior.
How to narrow the search
Arrange a viewing day that includes a town property and a port property if you are unsure which fits. Walk each immediate area and record the same practical points: access, light, privacy, storage and the journeys you would make regularly.
For a holiday rental, confirm sleeping arrangements, arrival access and what is included in the price. For a purchase, put renovation and letting intentions in the initial advisers’ brief. These uses require their own checks and should not be assumed from a home’s attractive location.
