The setting
The north of Ibiza brings together inland villages, woodland and a more rugged coastline. Sant Joan de Labritja provides a starting point for this part of the island; the wider municipality includes coastal settings such as Portinatx. The photograph shows the coast at Portinatx, rather than Sant Joan village.
A feel for daily life
Take time to compare an inland base with one near the coast. Drive the approach to a prospective home, consider everyday errands and ask about services outside peak season. For a remote setting, mobile coverage and practical access deserve an on-site check.
When you view a home
Ask a technical adviser about the house, its services and outdoor maintenance. If you plan to offer rental stays, establish the exact permitted use independently. A peaceful location should still work comfortably for the way you intend to live.
Explore inland and coast separately
Sant Joan de Labritja village and the northern coastal areas offer different ways of experiencing Ibiza. Compare an inland house with a home close to a cove rather than treating the north as one setting. Portinatx is a coastal reference point, not another name for the village.
During a visit, allow time for the routes between homes. Check the last section of road, parking and practical access for visitors. A quiet location can be attractive while still requiring a realistic plan for ordinary errands and services.
The year-round home behind the holiday photograph
Inspect heating, ventilation and natural light alongside the outdoor living spaces. Ask how the property is cared for between visits and which services can respond when you are away. If work depends on connectivity, test it in the house rather than relying on a broad coverage map.
For a house with land, consider how much of it you will actively use and maintain. Ask a technical adviser about the building, water arrangements and drainage. The legal review should clarify boundaries, access and the permitted use of existing structures.
Choosing a northern base
Build the search around the way you expect to spend your days: walking, working from home, visiting the coast or gathering with family. Then compare the actual journey from each property to those activities. This avoids choosing solely on the most striking landscape.
For a rental, specify group size, dates and any accessibility requirements early. For a purchase, distinguish the home you want now from improvements you hope to make later. Have those plans assessed independently before turning them into assumptions about the property’s potential.
