Letting your property

Choose the rental model first. Then shape the legal, financial and day-to-day arrangements around it.

Decide what you are offering

A permanent home, a temporary tenancy and tourist accommodation are different propositions. Consider how much owner use you need, how often the property will turn over and who will handle its daily operation.

Ask a local adviser to confirm the correct legal classification and whether the intended use is permitted for this specific property before advertising.

Put the documents in order

For tourist letting, eligibility is property-specific. Island rules, zoning, registration, capacity and any applicable community restrictions need checking. A listing on a booking platform is not proof of permission.

For a residential tenancy, have the contract, deposit arrangements and applicable obligations reviewed under the current tenancy rules. Keep any safety, energy and habitability documents your adviser identifies up to date.

Build an operating plan

Agree who will respond to guests or tenants, arrange cleaning, inspect the home and authorise repairs. Define a clear maintenance budget and reporting routine.

Prepare a practical inventory and house manual. Include appliance instructions, emergency contacts, waste arrangements and any restrictions on use. Verify the proposed use with your insurer.

  • Record the property condition before and after occupation.
  • Set a process for deposits, invoices and incident reports.
  • Keep owner stays, bookings and maintenance periods in one calendar.

Assess the result after costs

Evaluate income after management, maintenance, utilities, insurance, taxes and empty periods. Ask your tax adviser how your residence and ownership structure affect reporting.

Do not base a purchase decision on a projected rental return until the use is confirmed and the assumptions have been examined. Bellavista can discuss presentation and demand; your advisers should confirm legal eligibility and tax treatment.

Define the service before advertising

Decide exactly what a guest or tenant is being offered. Document the rooms, facilities, included services and any limitations on use. Photographs should match the home that will be handed over, and descriptions should avoid implying access to facilities you do not control.

Create an operating checklist for the chosen rental model. A holiday villa with frequent arrivals needs a different schedule from a longer tenancy. Budget time for inspections, preventative maintenance and responding to problems, not just for cleaning after departure.

Choose a management arrangement you can supervise

If appointing a manager, agree their authority, reporting frequency and repair approval limit. Clarify how deposits and payments are handled, who holds keys and how incidents are recorded. Ask what happens when a regular contractor is unavailable or an urgent issue occurs while you are abroad.

Request a realistic cost plan. Include the services you want to provide, equipment replacement and periods when the house is unavailable for maintenance or owner use. Review an income projection against the actual permitted activity and the costs of running this particular home.

Keep an owner file and review it

Maintain a single record of contracts, authorisations, insurance, inspection notes, invoices and occupancy periods. Give advisers access to the documents they need while limiting personal guest or tenant data to appropriate purposes and authorised people. Establish how records are updated when management changes.

At the end of a letting period, compare the result with the original plan. Look at maintenance issues, feedback, service costs and the amount of your own time involved. Changes to use, ownership or operations may require further checks; do not assume that a previously suitable arrangement remains suitable indefinitely.
